Hawaii Military Guide Summer Fall 2023

Arrival 60 by Dawn Rogers Horn The global pandemic has changed the way we live, work, and educate our children. Finding the right home to meet your new lifestyle has changed too. Here are some tips to help you safely and successfully secure your place in Hawaii’s paradise. Size Matters! Community lockdowns, and travel restrictions have kept many of us inside our homes more than ever before. Some folks are discovering they like to work from home, or may want to continue working remotely or home schooling their kids after the pandemic restrictions ease. Consider a house with an extra bedroom, a family room, or office nook to keep the business and study space separate from the sleeping spaces. You will need that extra room for guests when they all come to visit you in Hawaii as soon as they feel safe to travel. Enjoy the Great Outdoors! With Hawaii’s mild climate and natural beauty, you won’t be cooped up all winter or feel stuck indoors if you pick a home or condo with a yard, lanai, patio, balcony or other personal outdoor space. Look for communities or buildings with outdoor amenities such as parks, pools, walking or bike paths, or access to beaches and trails. Hawaii is an island and land is limited so yards tend to be smaller than you’d find for most mainland homes. Pick a corner lot or end unit townhome for a feeling of greater freedom and space. Even a carport can double as an important outdoor drive-by party or BBQ space in Hawaii. Know Before You Go! Fewer homes are hosting Open Houses. Limited inventory, and exceptionally low mortgage interest rates have combined to create a very competitive real estate market. Don’t waste time. Let an experienced, professional Realtor help you learn what you can’t see online about a home or neighborhood. It’s not uncommon to have to make an offer in competition with other buyers after only an initial showing by Zoom or Facetime video call. When you do physically visit a property, allow extra time. You may be asked to sign a COVID safety notice and have your temperature taken. You will be asked use hand sanitizer and refrain from touching surfaces and opening closet doors, and socially distance while waiting outside for your turn to enter the home. You and your Realtor may travel in separate cars so ask for a list of addresses, route map or driving directions. Be a Team Player! Your assignment in Hawaii can be a wonderful and enriching experience in the right home that makes you and your loved ones feel safe. Finding it on your own can be a frustrating and stressful process. Many business offices are closed or limiting customer access. You will likely have less personal contact with key professionals such as loan officers, escrow agents, transaction managers, home inspectors, termite inspectors and others who provide critical services and valuable opinions in the home buying process. As a retired military officer with over 30 years experience as a Realtor, I can help you build a team you can trust for success.
